List of documents for home-loan application
Your mortgage broker or lender will let you know what documents are required for your application.
PAYG Income
- Two recent consecutive payslips
- Bank statement showing salary credit and employer’s name (last three months)
- Letter from employer showing employer name, ABN, employee name and current base wage
- Tax return
- PAYG payment summary
- Notice of Assessment
- Employment contract
Self-employed Income
- Last two years’ tax returns (personal and business)
- Last two years’ financials (profit and loss and balance sheet)
- Last two years’ Notice of Assessment
Rental Income
- Current lease agreement
- Real estate agency letter
- Rental statement issued by the managing real estate agent
- Transaction statement showing rental deposits for the last three months
- Most recent tax return where rental properties are owned by applicant
Purchases
- Full copy of Contract of Sale
- Evidence of funds to complete
- FHOG application (if applicable)
Construction
- Fixed price building contract
- Copies of formal plans and specifications (non-council approved)
- Builder’s Insurance
- Council approved plans and specifications
Refinances
- Last six months’ home-loan statements
- Last three months’ statements for other debts being refinanced (credit card, personal loan, car loan)
Assets
- Copy of bank statements for the last three months showing genuine savings
- Copy of superannuation statements, share certificates, etc.
- Copy of deposit receipt paid to your real estate agent/builder
- Rates notice on existing owned properties
- Statutory declaration (if any part of the deposit is a gift) stating the amount and that it is a non-refundable gift
Liabilities
- Most recent statements for all credit cards
- Most recent statements for all personal loans, leases, etc.
Proof of identity
- Passport/visa/citizenship certificate
- Driver’s licence
- Marriage certificate
- Birth certificate
- Medicare card
